Some Steps to Faster Turn Times

The appraisal profession is continuously evolving. Often, it seems, appraisers are asked to present additional information or have steps added to their appraisal process. All to ensure the end user has the best data available. To keep up with the constantly changing requirements, Angel's Appraisals, LLC is always testing additional tools and improving processes in order to increase efficiency so we can do more work for faster. At Angel's Appraisals, LLC we know that time is important to everybody, so we've listed a couple of items you can do to speed up the process when you order an appraisal from Angel's Appraisals, LLC.

Order your appraisals online.
By ordering online, you receive automatic e-mail confirmations that the request was received, and fast, secure .PDF format report delivery. Online ordering is the single biggest time saver available to both of us! We don't have to manually enter information from a fax, and you don't have to wonder whether we got the order.
Complete and accurate subject property data is key.
Having just one number incorrect on the street address can really unnecessarily delay an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. Even a list of recent area sales is welcome — though be advised that professional appraisers are lawfully required to do their own due diligence on comparable sales, and ours might differ from yours.

Feel free to contact us if you have any questions about your property or a job we're working on for you.

Be sure to let us know about the property's distinct details.
It's relatively easy to appraise a cookie-cutter house. Most of an appraiser's time is spent analyzing how unique characteristics contribute to or detract from what otherwise would be a property's market value. At the time you order your report, be sure to let us know if there are unique features of the home or surrounding area -- for example, it's had a recent addition constructed, it's subject to zoning restrictions, it's predisposed to flooding. These are things we'll find out on our own anyway, and knowing them as early as possible makes your report arrive more quickly.
Be sure the occupants know the the plan.
Setting an appointment with the homeowner can be one of the most tedious steps in the appraisal process. We understand that a homeowner may be uneasy with a stranger inspecting every corner of their home, taking pictures, and making lots of notes. Some think they must make the place spotless before the appraisal inspection, having the thought that will increase the value. And will delay the inspection until the house is cleaned.

Hearing from you -- someone they have been working with on their loan -- a little info about the appraisal process, who we are, and especially that dusting and polishing won't affect their home's value one little bit, and can decrease the time it takes to inspect a home. Our website has many pages of relevant information about the appraisal process for homeowners. I encourage you to share it with your clients. Have them call us if they want to meet the staff and learn more about our services. Remind them it benefits them to set the appointment quickly!
Our website is a great resource for keeping tabs on your report's status.
No more phone and fax tag. Up-to-the-minute status updates are available online, anytime, 24/7. As each important milestone in an assignment is completed, that information is instantly available to you online. There's no easier way to track your report's status.
